UMUORII RAINBOW ESTATE is an up-coming ultra modern residential and commercial housing estate located at the former Owerri Local Government Headquarters site along Egbu/Uratta Ring Road in the Owerri North Local Government Area of Imo State. The total area of the estate is 15.014 Hectares and the layout is masterfully laid out as shown on this page.

Initial approval for creation of the estate was given by the Imo State Government in 2004, but implementation of the project suffered serious host community litigation challenging the title of the estate owner i.e UMUORII RAINBOW ESTATES LIMITED (then called Owerri North Housing Estates Limited). All said litigation ended at the Court of Appeal in favour of the estate owner on 1st February 2023.

The estate owner’s title stands on the Judgment of Owerri High Court presided over by Hon. Justice P.C. Onumajulu in SUIT NO. HOW/320/2006:SIMEON ENWERE & ORS (For Themselves and Other Original Landowners of Plot P.10 Egbu/Uratta Layout Owerri V. OWERRI NORTH LOCAL GOVERNMENT COUNCIL & ORS given on 10th July 2007. Apart from backing the subsisting title which the estate corporation derived earlier from OWERRI NORTH LOCAL GOVERNMENT COUNCIL duly registered as No. 31/31/948 of the Lands Registry at Owerri, the Judgment finally vested the rights of occupancy of the land on the estate owner and it was registered as No. 9/9/1161 of the Lands Registry at Owerri.

The estate owner’s title is further backed by both the Court of Appeal decision in Appeal Case No. CA/OW/515/2018:MIKE OGUOMA & ORS V. OWERRI NORTH LOCAL GOVERNMENT COUNCIL & ORS given on 1st February 2023 as well as the judgment enforcement orders of Owerri High Court presided over by Hon. Justice E.F. Njemanze in SUIT NO. HOW/726/2019:OWERRI NORTH HOUSING ESTATES LIMITED V. OWERRI NORTH LOCAL GOVERNMENT given on 30th July 2019. Said judgment enforcement orders affirmed the estate owner’s title as against adverse claims by Owerri North Local Government Council.

Plots of the estate are owner-developed, guided however by the Amended Umuorii Rainbow Estate Layout Drawing/Design dated 10th December 2024 which replaced the original drawing approved by the Town Planning & Open Spaces Division, Ministry of Lands, Survey & Urban Planning on 18th June 2007.
