MUTUAL OBLIGATIONS

OBLIGATIONS OF UMUORII RAINBOW ESTATES LIMITED TO PURCHASERS OF PLOT WHO HAVE OBTAINED VALID TITLE FROM THE ESTATE CORPORATION

  • Each purchaser’s title of LEASE/SUBLEASE is assuredly valid and safe for all practical and legal purposes.
  • The LEASE/SUBLEASE automatically renews every 60 years.
  • The Legal Department of Umuorii Rainbow Estates Limited handles and processes all title documentation and registration, a decision taken to eliminate typical purchaser sharp practices experienced in the past.
  • Surveyors of Umuorii Rainbow Estates Limited handle all plot surveys and changes in plot title. That is also to thereby eliminate typical purchaser sharp practices experienced in the past.
  • General professional management of the estate is done by the General Manager of Umuorii Rainbow Estates Limited and his professional staff.
  • Umuorii Rainbow Estates Limited will secure the integrity of the estate by enforcing the terms of every lease or sublease it has granted in respect of the estate.

OBLIGATIONS OF PURCHASERS TO UMUORII RAINBOW ESTATES LIMITED

  • Each plot purchaser or owner must keep to terms of his Sublease or risk forfeiture for any serious violations. The permanent policy of UMUORII RAINBOW ESTATE MANAGEMENT is to resort to court action against any violation to enforce compliance.
  • Plot purchaser or owner must follow his building plan as approved by Owerri Capital Development Authority (OCDA).
  • Plot purchaser/owner must keep to approved building form for each zone, as haphazard developmental actions will not be allowed.
  • Involvement in serious crimes will lead to forfeiture of occupancy rights and could include eviction or demolition of plot if drugs, gaming, prostitution, human trafficking, night clubbing, hotel lodging and accommodation, robbery and kidnapping are involved.
  • Only fencing patterns which meet approved security standards set for the Estate would be allowed. Uniformity in pattern is mandatory.
  • No part of the Estate will be allowed to become a den for criminality. As a result of this, all plot purchasers/owners must guarantee from the beginning that their premises can be inspected at any time by Estate Management for security compliance.
  • Security of lives and property in the Estate will remain joint responsibility of all in the Estate.
