HOW TO PURCHASE PLOTS

Two categories of plots exist, being Vacant Plots and Developed-But-Forfeited Plots.

VACANT PLOTS:

These are plots which were not trespassed into by any person and are physically available for purchase. They are limited in number as at date.

An interested purchaser who wants a Vacant Plot should first first apply on line by clicking on the application button provided on the Front Page of this information website. Upon supplying details required by the online application form, our project officers will follow up and guide a joint inspection of the plot of interest. An application and inspection fee of $200 (N300,000) payable to Umuorii Rainbow Estates Limited would be required.

The interested purchaser is encouraged to consider approaching us through his solicitors who would then contact any of our our solicitors on the CONTACT page and arrange a joint inspection visit to the plot of interest.

DEVELOPED-BUT-FORFEITED PLOTS:

These are plots developed by trespassers andsubsequently forfeited them to Umuorii Rainbow Estates Limited (previously called Owerri North Housing Estates Limited) under the term of the Judgment enforcement orders made by Owerri High Court in Suit No. HOW/583/2018:OWERRI NORTH HOUSING ESTATES LTD & ORS V. OCCUPIERS OF PLOT P.10 EGBU/URATTA LAYOUT OWERRI on 6th September 2028.

Concessions are offered to those who built these plots to repurchase them or at least commit towards effective re-purchase of the plots before 30th October 2026. The procedures set down to achieve this are as follows:-

Direct application for repurchase/regularization should be made only by using the APPLICATION FORM B1 available from the General Manager’s Office at Municipal Plaza (Suite 18) at the Chukwuma Nwoha Road Junction along MCC/Uratta Road Owerri. An applicant can alternatively initiate his application by using the ONLINE APPLICATION FORM available by clicking on the application button provided on the Front Page of this information website.An application fee of N500,000 is required.

  1. An applicant who is not sure of the correct plot number to use in his APPLICATION FORM should quickly apply to the General Manager for an inspection of the plot in question to ascertain its correct PLOT NUMBER in the authentic Layout
  2. Successful applicants will repurchase their forfeited plots at a negotiated and agreed price, and also pay a repurchase premium of N7,000 for Residential Plot and N15,000,000 for Commercial Plot.
  3. All payments are by wire transfer only.
  4. Applicants are advised and warned not to attempt to corrupt the administration system put in place to ensure to ensure seamless transaction as that would certainly end in failure.
  5. Applicants based overseas are advised to apply online directly from their bases overseas to avoid the possibility of being misled by their local agents as has often been the case. We are deliberately limiting the involvement of unknown buying agents who could end up defrauding diaspora applicants.
  6. Finally, we reiterate we have appointed no agents to demand and collect any payments on our behalf.

Developed-But-Forfeited plots not re-purchased by their builders 30th October 2026 would then be available for purchase by any interested and capable purchaser.

WARNING AGAINST RESELLERS OFFERS

The public should not to fall prey to smart overtures being made by some adjudged trespassers to sell any plot of Umuorii Rainbow Estates to them because such resellers have no title to pass to them. The warning is that any purchase transaction made without clearance from Umuorii Rainbow Estates Limited would surely turn out to be a fraud and the victim would have himself to blame.

Another important warning is that an association called Umuorii Garden Estate Association which operates around the Estate has no connection whatsoever with the management of Umuorii Rainbow Estate. Any person recognizing and dealing with such an association as if the association governs Umuorii Rainbow Estate does so at his or her own risk. While freedom of association is the constitutional right of every Nigerian citizen, caution must not be thrown to the winds to patronize a resistance group formed to fight judgments and judgment enforcement orders made by High Courts and the Court of Appeal in line with law.
